Buyers

  • The inspection report provides a clear snapshot of property including safety concerns, high-cost repairs, and recommended upgrades. The report is an invaluable tool for the buyer to make an educated purchase decision, and then correct defects when needed.

  • Condo inspections are similar to traditional home inspections but come with a specific focus on the individual condo unit. This includes electrical, plumbing, HVAC, appliances and a detailed look at condo specific issues. The buyer is thoroughly briefed on shut off locations and mechanical systems.

Sellers

It's important to note that a Pre-Listing Home Inspection may reveal issues that the seller must address or disclose to potential buyers, which could affect the final sale price. However, the benefits of transparency and a smoother sales process often outweigh these potential drawbacks. Sellers should work with a qualified home inspector and their real estate agent to determine if a Pre-Listing Home Inspection is the right choice for their specific situation.

Tarion

  • This inspection aims to identify any potential issues, defects, or deficiencies in the construction, systems, and finishes of the home. The inspection covers various aspects, including the structural integrity, electrical and plumbing systems, HVAC (heating, ventilation, and air conditioning) systems, insulation, roofing, and overall workmanship. The inspection report provides the homebuyer with valuable information about the property's condition, helping them make informed decisions and potentially negotiate with the builder for necessary repairs or improvements before taking possession of the home.

  • During the 30 Day Tarion Inspection we will help you, the homeowner detect any workmanship, materials, and any visible issues. We will take clear pictures and detailed notes of any deficiencies so that you can submit your 30 Day report to your builder. Ensure that you are available for this inspection and communicate any additional concerns you may have.

  • Within the first year of possession, homeowners will submit a Tarion 1-Year Warranty Form. This form allows you to report any defects or outstanding issues yet to be addressed to Tarion. This 1 year reporting allows the homeowner to add additional deficiencies that have arisen during the first year. The builder will only address legitimate defects in workmanship or materials and not what is normal wear and tear. This is why it is important to hire a professional independent inspector before the one-year warranty period ends. This inspector can provide an unbiased assessment of the home's condition and identify potential issues that the homeowner may not be aware of, and that needs to be reported to the builder.
